I have never started off talking about walleye fishing on a deer hunting property this good. However, the fishing on this property is definitely worthy of mention. The locals know this stretch of the Yellow Medicine River well and have good success on walleye, northern pike, bass, and catfish. In the far southwest portion of the property is an open area next to a large ag field. This area is the highest elevation on the property and offers a great bedding area for whitetail deer. The 11.13 +/- FSA tillable acres in the northeast part of the property are a great addition to this recreational property. The owner has agreed to lease back those tillable acres on a short-term or long-term lease agreement. The soil rating on these tillable acres is a 77.8 Crop Productivity Index (CPI). These acres may also qualify for CRP, RIM, or CREP in the future. I really like the location of this property as well. This property sits off a paved county road right outside of Hanley Falls. Providing easy access for recreational and farming purposes year-round. Most of this area is ag land. Therefore, in the fall when the crops come out, the deer head to the Yellow Medicine River, giving the new owners a great opportunity to see numerous bucks.
