This tract is a tremendous "honey hole" for huge bucks. Deer, duck, turkey, and fish - this property offers everything. The elongated shape of this tract makes it hunt much larger than 236 acres. It is located inside the Richard K. Yancy WMA which offers the best deer hunting in Louisiana. Bayou Cocodrie borders this tract on the west side. Across the Bayou is a portion of the WMA that is nearly inaccessible to the public creating a huge sanctuary for the deer. When the pressure builds up on Yancy, the deer are coming to this tract for safety. This tract also has a 20-acre lake. The story is that it was the best fishing hole around, full of white perch, bass, and bream. The lake has a gravel boat ramp and electricity ready for someone to build a camp. The property is easily maintained with a nice wide road structure. It has a nice wide transmission line field that is perfect for dove hunting. This tract is a definite must-see for the avid outdoorsman.
