Luckily, the XH Crossing ranch has exceptional water on it, including a permitted reservoir, multiple stock ponds and 3 different forks of Shawnee Creek. In addition to the live water on the property, there are 15 miles of pipeline stretching between 17 tire tanks, 2 windmills, 2 electric and 8 solar wells. There are also +/- 140 acres of meadows that produce an average of 100 tons of grass/hay. The combination of nicely distributed sources of water and good natural grasses make this an amazingly productive ranch for both cattle and wildlife alike. In addition, the mix of treed mountains, tall bluffs and rock outcropping provide excellent cover for the animals during the hot summer days and the cold winter nights.
While the ranch has been grazed lightly over the past few years, the estimated year-round carrying capacity is 350 pairs. The ranchs deeded land is well fenced with 4 and 5 strand wire fences and is cross-fenced in to 14 separate pastures. There are also two sets of steel corrals, a scale, and loading pens.
