This stretch of native grasses, willow thickets, and timber pockets sits in the infamous Skunk River bottoms between Rubio, Brighton, and Lake Darling. 276 acres are enrolled in the Wetland Reserve Program (WRP), but three acres of higher ground not in WRP allows you to build a house or cabin. That’s huge, giving you the option to stay on premises unlike many other WRP tracts that don’t give you that option. Directly touching to the east is a massive network of hardwood ridges that connect to Brinton Timbers Park, a large no-hunting sanctuary. I sold a property just three miles down river, and big deer are no stranger to the area. Waterfowl, pheasants, and quail are also abundant in this wildlife haven. During the rut, this bottom habitat is the main highway for cruising bucks as they snake the river for a hot doe. This place is littered with rubs, so don’t let the aerial fool you with what looks like open areas. A whitetail doesn’t need any more than four feet of cover to vanish, and I’ve found they prefer wetland habitat just as much, if not more, over classic timber. Look at all of the trails sticking out in the snow! With strategic food plot locations, you could set yourself up for putting one of the local river monsters in target range. With plenty of timber pockets distributed throughout, you can hunt all over in traditional hang-on stands. There are three stretches of land across the river that you will own as well. This is a big advantage because you can slip into one of the peninsulas undetected with a canoe, and hunt a completely different herd of deer. Call me today for a private showing!
