Witch Well Ranch

The Witch Well Ranch is a working cattle ranch consisting of a total of +/- 24,036 acres of

deeded, state lease, and private lands with a grazing capacity of 266 CYL. Its gentle topography,

good feed, plentiful water and easy access make it the ideal cattlemans ranch. The Witch Well

Ranch is located north of St. Johns, Arizona. Access is provided by Highway 191. Many small

dirt roads provide excellent access to the interior of the ranch. Cattle are included in the sale.

The ranch is perimeter fenced with two main pastures and two traps. There are five main

wells equipped with Grundfos pumps. Three pumps are on solar and one is ran by generator.

Additional seasonal catchments provide additional water sources. The improvements include

perimeter fencing, dirt tanks, water storage tanks, livestock drinkers, and working corrals.
