The topography allows for several prominent lookouts in taking in the surrounding sights, including one of the more unique views of Americas Mountain, Pikes Peak. A series of subsurface springs located in the south-central portion of the ranch serve to attract area Elk, Mule Deer, Pronghorn and Black Bear. Additional springs are located near the northeast corner at the base of Doe Ridge and just off-of the northwest boundary adjacent to the State lands. In-place grazing leases ensure AG status and low annual property taxes.
ImprovementsImprovements for the ranch include a nicely appointed three-bedroom, two and half bath log cabin that features a large living room and moss rock fireplace. The over-sized master suite is contained on the main level with the second and third bedrooms located in the loft. An expansive deck extends along the southern elevation of the cabin providing for sweeping views of Castle, Waugh, and Black Mountains along with the Sangre De Cristo range. The log bunkhouse contains an open main level with a small kitchen and three-quarter bathroom. The upper-level loft serves as the sleeping area. The ranch also includes an open-sided loafing shed for the horses or equipment storage.
RecreationWinter Hawk Ranch offers a multitude of recreational opportunities. Explore the ranch on foot, ATV or snowmobile. ATV/UTV travel is allowed throughout Old Kathleen Ranch, which includes a sizable trout stocked pond located within a five-minute drive of the cabin. Eleven Mile and Spinney Mountain Reservoirs are also accessible a short distance to the north for additional fishing and boating opportunities.
The property is located within Colorado Game Management Unit (GMU) 581, which allows for over-the-counter archery Elk tags (Sept. 2nd -30th 2021). Over-the-counter antlered Elk tags are also available for second and third rifle seasons (Oct. 30th – Nov. 7th 2021 and Nov. 13th – 19th 2021). Mule Deer and Pronghorn tags are issued on a draw basis. From the ranch, the adjoining State lands are directly accessible during hunting season (no access permitted during summer grazing).
