The entire ranch is high-fenced with galvanized piping and T-posts, and the ranch has two interior separate high-fenced pastures. The ranch is gently rolling with an elevation variation of about 80+/- feet. With a good mix of wooded and open pastures, the ranch is a good combination of hunting and cattle ranch. The northern part of the ranch has thickly wooded areas that provide cover for the game on the ranch and privacy and seclusion for the main home and hunting lodge. There are open areas where the Blackbuck and Axis like to graze. An all-weather gravel road leads past three large stock tanks passing native wildflower fields back to the gorgeous 4,081+/- sf Spanish-style custom home. Just around the bend lies the 1.5 bed/1 bath hunting lodge. Long-range views of oak-lined fields and exotics just off the back porch of both the main house and lodge set this property apart.
The southern part of the ranch is made up of large oaks and improved grasses. There are five pastures that all lead into the cattle working pens.
Soils range from sandy to sandy-clay and are highly rated for improved grass production. Current grass varieties include Tifton 85 and Coastal Bermuda and other native grasses. A state-of-the-art set of working pens allows for cutting, sorting, and handling in style with little stress on animals.
IMPROVEMENTS
The main house is a 4,140+/- sf Spanish-style hacienda with about 6,000+/- square feet under the roof and offers many unique features and touches. Construction is of white stucco with a red tile roof, and the home has a commanding look to it. There are 4 bedrooms and 4.5 baths, a study, a living room, a kitchen, a dining room, two fireplaces, a sunroom and studio, and an attached outdoor cabana with a firepit. The many details include thick walls, Saltillo tile floors, custom milled beams, mahogany sliding doors, and an incredible gourmet kitchen and pantry.
A comfortable 1.5 bedroom and 1 bath hunting lodge accommodate the overflow from the house. It has classic styling in the look and feel, including a massive fireplace, comfortable sleeping quarters (for up to six guests), and a country porch with a sweeping ranch view. Located near the front entrance is another home that serves as foreman's quarters, with 3 bedrooms, 2 baths.
WILDLIFE
Native wildlife species include whitetail deer, turkey, hogs, ducks, dove, with some bobwhite coveys sighted per the owner. Along with native wildlife, there is also a healthy variety of exotics on the ranch, including Axis Deer, Blackbuck Antelope, Fallow, and Red Stag. Extended hunting through an MLDP Level 3 permit is in place.
WATER
The ranch is well watered and is located over the Carrizo/Wilcox aquifer. There are 4 water wells throughout the ranch and 1 larger volume well with a 25 hp pump. The smaller wells serve the improvements, and the larger well supplies water to the larger ponds via a 4 underground piping system.
Surface water is abundant, with five ponds ranging from .25-1.75+/- acres when full and several other smaller ponds throughout the ranch. A branch of Alum Creek, a major area drainage, bisects the ranch and holds water in wet years. These water features are spread across the ranch and attract waterfowl, provide water for the game and livestock, and several are stocked with fish.
