LAND

Range conditions on the ranch are special and diverse, with a good mixture of native brush, food plots, canyons, creeks and draws. A comprehensive brush management plan was established in 1997 and includes the removal of undesirable cedar and mesquite, burns and reseeding. Creating fantastic grasses and browse consisting of side oats, big bluestem, little bluestem, windmill grass, green spindletop, winter rye grass, catclaw, lime prickly ash, elbow brush, holly, acacia as well as others. There is an open commercial kitchen, dining, and living area as well as large wrap around covered patio, with a grand fire pit and wildlife viewing area.

Wildcat Mountain Ranch is enclosed by 26 miles of high fence and includes approximately 16 miles of interior fence. There are 3.5 miles of well maintained all-weather caliche roads that run throughout the property. With an existing caliche gravel pit located on-site. In 1995, the current owners retained a wildlife biologist and began a strict game management program designed by Texas Parks and Wildlife and the Rolling Plains Quail Research Institute. Wildcat Mountain Ranchs complex approach to wildlife management and habitat improvement has led to the ranch being awarded the State of Texas Game Management Certificate, as well as additional awards for its outstanding native habitat management regeneration efforts. In place for hunting are food plots, 40 insulated tower blinds, 28 corn feeders, 16 protein feeders and 20 quail feeders.

RECREATION/HUNTING

Wildcat Mountain Ranch has been described as game rich, and is unmatched recreational hunting property. The ranch has been under a strict game management plan since 1995 and is under Texas MLD Program. Allowing flexible seasons and bag limits to help meet the goals the ranch has in place for growing trophy, native white-tailed deer. Recent helicopter surveys estimate approximately 600 white-tailed deer on the ranch. Under the current management plan only 2-4 trophy bucks are harvested per year. With a continued focus on culling management bucks and does to keep the current buck to doe ratio of 1:1. Leading to increased trophy quality on the ranch. Making the deer hunting on this ranch unbelievable due to the number of deer seen and the overall genetic quality of the deer herd itself.

Through a continued relationship with the Rolling Plains Quail Research Institute, the ranch has has one of the largest Bobwhite and Blue Quail populations per acre in Coke County. The ranchs conservation efforts place an unparalleled focus on sustaining and growing the quail numbers on the ranch. This quail management plan includes the development of adequate year-round food supplies and water, along with reasonable protection from the hazards to the birds kind of living. As a result, this continued management plan, including rotational grubbing and seeding, the ranch has reestablished native grasses, food sources and brush shelters that create cover for the birds. The ranch has previously hosted Dale Rollins Quail Appreciation Day and has 20 quail call stations that have been used for research by his students.

The ranch is also home to tremendous numbers of other species including turkey, javelina, hogs, ducks and dove.

In addition to the native wildlife, the ranch is also home to three (3) species of exotics, including axis deer, blackbuck and fallow deer, all being equally managed for high trophy quality.

The ponds on the property are stocked with trophy largemouth bass and channel catfish.

MINERALS
