Terrain: Terrain is level to rolling with several drainages running through the property including a small portion of Middle Kings Creek.

Habitat: Woody plant communities consist of primarily mesquite trees, a few scattered live oaks, a few post oaks, a grove of chinaberry trees, hackberries, and lotebush. Native grasses include Texas winter grass, side oats grama, curly mesquite, and a variety of other grasses common to the area. Forbs include sunflowers, snow on the mountain, ragweed, broomweed and several other plants beneficial to wildlife

Wildlife/ Hunting: Whitetail deer, turkey, feral hogs, and varmints such as coyotes and bobcats can be found on the property. The deer hunting is supposed to be very good with the heavy cover and the large neighboring ranch.

Cultivation/ Dove Fields: There is 53+/- acres of cultivated land towards the front of the property with a hill NE of the field with a few live oaks and a nice view. The field is surrounded by mesquite trees and has a strip of mesquites through the middle of the field giving it the potential to be an excellent dove field. The cultivated land could also be planted in small grains such as winter wheat for grazing or harvesting.

Cattle: Native pastureland will support approximately 1 animal unit per 25 acres.

Leases: A cousin of the owners has the grazing and hunting leased. This lease runs from June 1, 2015 to June 1, 2016.

Pastures: There are two pastures, the front 115 acres with the field and the back 320+/- acres of native pastureland.

Fencing: The fencing is in fair to good condition and will hold cattle.

Stock Water: There are 2 stock tanks on the property.
