LOCATION:
The property has public road frontage on both its south and west sides, with the four lane Highway 287 on the south and County Road 89 N, which is paved, on the west. The house and facilities are located off of CR 89, approximately 1/3 of a mile north of the highway, so it retains that secluded country feel while still having excellent all-weather access.
The town of Vernon (pop. 10,500) is the closest sizable town, with a Walmart, full service hospital with stage IV trauma ER, several grocery stores, restaurants, farm & ranch supply stores, 3A K-12 public school system, and a two year community college. Wichita Falls (pop. 105K) is within 60 miles. Located along the Highway 287 corridor, you can be in either Amarillo or Dallas/Fort Worth in three hours.
HOUSE:
This ranch house was built by the owner in 1995 and was been remodeled in the last few years. The house has an estimated 2,000 sq ft of living space, including three bedrooms, two bathrooms (hall bathroom is a full bathroom with jetted tub; master bathroom has a shower), living room, separate dining room and/or den area, kitchen, entryway and indoor 10' x 10' basement. The living room has vaulted ceilings and a wood burning fireplace equipped with gas. Every room has a ceiling fan and recessed lighting. The master bedroom has a large walk-in closet; bedroom #2 has two closets, and bedroom #3 has one.

OUTBUILDINGS:
The shop is next to the house and is approximately 25' x 30' in size. The metal face and roof of it was replaced in 2015 at the same time the roof and fence of the house were. It has a concrete floor and metal frame construction. A roll up door allows it to be used as a garage for covered parking. A carport is attached to the shop and has space for two vehicles under it as well. Inside the shop there are electrical outlets, a refrigerator (to convey), a defined work space, and 220 amp for a welder or air compressor. Next to the shop is a 20 storage container that will also convey with the property.
The barn is on the other side of the house and is approximately 30' x 50' in size. It has metal siding and metal construction as well, and was left with a dirt floor for storing hay. A small room with a concrete floor is inside the barn, for a tack room or storage space. The owners built a chicken coop inside it too, but the birds are able to go back and forth from it to the outside pasture as well. The barn has an awning on one side where a pen is, so animals can have covering from weather and shade from the sun. This pen would be great for keeping horses or 4-H animals. Water is ran to this pen from the water well.
WATER:
The ranch has multiple water sources. In addition to metered water from Red River Water Authority, there is a water well by the barn. Per the owner, this well is 60' deep (water was hit at 32') and had new casing and pressure tank installed in 2015. He uses it to water animals in the barn pen and to water his lawn. The well should be capable of producing around 7 gallons per minute.
Running through the middle of the ranch is a seasonal creek draw, which is part of the Boggy Creek system. This draw was widened years ago by the county to make an actual waterway, and it was sewn in grass. A lot of runoff moves through this waterway from the surrounding farms after a rain, and the ravines in the draw hold pockets of water throughout it for cattle. It provides an excellent place to build another tank too, if you wanted to dam up some of this water to hold on the place.
In the southeast corner of the ranch is a series of three ponds, which are fed by a different draw coming along the east side of the property. All of the four pastures have access to these ponds for watering livestock.
LAND:
The land is broken up into four different grazing pastures, all fenced off separately:
- Pasture #1: 23.5 acres of cultivation
- Pasture #2: 10.1 acres of grass
- Pasture #3: 12.5 acres of grass, 31.8 acres of cultivation
- Pasture #4: 20.4 of grass
Together with a small two acre additional cattle trap by the barn that has a 1.5 acre field in it, there are a total of 56.8 acres of cultivated farm land and 45 acres of grass. The grass consists primarily of coastal bermuda, with some native grasses intermixed. The farm land has sandy loam soils and is perfect for growing winter wheat or haygrazer for rotational grazing. It would take very well to grass too, if you wanted to put the rest of the acreage in it.
As stated above, all four pastures have gates that allow them to have access to the three ponds in Pasture #4 too. Cattle can be also be watered from the water well in Pasture #2.
All the fences were reinforced in 2013 with new t-posts and new strands, where needed. There is a small set of working pens in Pasture #4.
PROPERTY RIGHTS:
The property will come with 100% of the wind and water rights. The owner believes to own 50% of the mineral estate and will split that with a buyer, so that you would receive 1/4 of the total mineral estate at closing.
