On the western border of the river lies an additional 214 acres with approximately 190 acres of irrigated, tillable ground, 130 +/- of which is precision leveled, with a history of growing rice and soy beans. Two of the lower fields that border the river can be naturally flooded for duck season through pipes that run through the levee that separate the farm from the river. The remaining three fields sit significantly higher than the bottom two and can be flooded by the well via underground irrigation pipes. There is currently one large duck pit in place and multiple sites for its new owners to place blinds. Turn rows throughout the property provide easy access for the farmer in and out of fields as well as for hunters to access key hunting areas. The property also provides a great destination for whitetail hunters given multiple trophy bucks are taken off the WMA and surrounding area each year.
