It is a very diverse ranch that has fertile bottomland, rugged hill country, brushy creek bottoms and draws and dense bottomland forest with towering Burr Oak trees, huge Cedar trees, yes I said trees not brush, Pecan, Elm and just about every other tree and bush native to this area. Warren creek meanders through the ranch and offers plenty of water for fishing, swimming and other recreation with several deep holes of water with large gravel bars. The ranch has frontage on Hwy 36, but also has frontage on CR 609 which has a private entrance leading down to the old crossing where the original irion bridge is still in place. It was closed several years ago due and the road gated off. The rugged hill country part of the ranch has 1100 feet of elevation offering beautiful views overlooking the rest of the ranch and the surrounding countryside. This portion of the ranch is very rough and rugged with several draws and steep bluffs providing abundant cover and habitat for wildlife. Between the hills and the creek is a dense forest of huge trees and brush ( about 20 acres). The creek has several easy access points. The current owner recently put in electricity and dug a new well that reportedly makes 100 GPM. It has not been equipped yet. Although the ranch has frontage along two roads it is still pretty private with a nice buffer of trees and brush along most of the road frontage. This is a very nice small ranch that is hard to find in today's market.
