Access to that portion is limited to hikers that must journey across steep terrain from the north or east. The owner(s) have exclusive use of this portion of the 'Protected Property' for camping, snowmobiling, picnicking, hunting, fishing, trapping, horseback riding or skiing and other similar activities. Old logging roads throughout the piece have become exceptional trails for ATV, snowmobiles, horse back riding and of course for those inclined to keep their feet on the ground.
The small camp on the property is owned by a group of hunters who lease the un-eased portion of the property for ~$1,500/ year. They use the remainder of the property for free! It is an annual lease that can end given a 30 day notice by either party, unless the big game season is already started, in which case the lease would terminate at the end of the season.
The forest is dominated by red oak and white pine. Other northern hardwood species include: sugar and red maple, hemlock, aspen, beech and white oak. In accordance with the forest management plan a sawtimber harvest was conducted in 2012. This will be the last scheduled harvest for over 15 years. The harvest has promoted a flush of regeneration and surge of growth in the trees that remain. Naturally regenerated hardwoods will attract more deer, bear, turkeys, grouse and a variety of other species to the area that prefer a younger forest. The easement area was last cut in 1988. The southern portion of the un-eased portion is also accessible from the Parrish Road which may provide an opportunity for the owner to build additional structures there as well.
This is a great area for outdoor enthusiasts any time of the year. A short drive to the Northway (I-87) and head north to Montreal, Canada in just under 2 hours, or northeast to Burlington, VT in an hour and a half. The Whiteface Mt. Ski Center is 30 minutes to the west and you can launch your boat in Champlain at the Port Douglas boat launch just 25 minutes away. NYC dwellers are about 5 hours away. Take a hike up Cook Mt this fall and consider this amazing property becoming your new back yard!
