Topography: This property offers diverse terrain with approximately 90 feet of elevation change. Generally speaking, the highest elevations are found in the northwestern portions of the property and it slopes downward towards the US Hwy 59 frontage. Multiple draws run throughout the property offering drainage for the five ponds. The two largest ponds are located in the southern portion of the property and both appear to be spring fed. The larger pond on the west is estimated to be approximately 1.5 acres at full capacity and the larger pond on the east is estimated to be approximately 1.8 acres at full capacity. Two smaller ponds are found in the eastern extreme of the property and a final small pond is located in the northwestern portion of the ranch. The result is a property with very good attributes for recreational, home-site and timber production purposes.
Timber: Timber on this property consists of a variety of planted pine, hardwood and native regeneration. It is estimated that there is approximately 90 95 acres of 20 25 year old planted pine timber that has been thinned once. There is also approximately 60 65 acres of 8 10 year old planted pine which has not yet been thinned. The older pine is primarily found on the western half of the property and the younger pine if on the eastern half. The balance of the timber is primarily mature, mixed hardwoods which are mostly isolated to draws that run through the property from north to south. The result is an extremely diverse property that at times offers the feeling of being on different properties while touring the miles of trails.
