Over the last few years, this tract has been strategically developed and has become one of the most attractive turn-key waterfowl hunting properties in Southeast Missouri. The farm has been aggressively managed to maximize the utilization of the landscape and potential benefit for resident and migrating waterfowl. The property lies along the east side of the St. Johns Bayou in the infamous 'Gee Bottoms' just a few miles west of Ten Mile Pond Conservation Area. Waterfowl have used the 8000 acres of wetlands and agricultural fields in the Gee Bottoms as a feeding and roosting site for decades and is one of those areas the birds are naturally drawn to.
The 324 acre tract has been relentlessly developed to maximize the water holding capability and moist-soil production of each of the pools. Two high-volume wells were strategically placed to push water to four different hunting pools. The farm has a total of five low-profile, 5'x5'x24' pit blinds with double dog boxes and shell boxes for storage. The extensive moist soil management has led to excellent production of early successional plant communities. Wild millet, barnyard grass and Pennsylvania smartweed will produce well over 2000 pounds of food per acre annually. Compliment this with some annual food plots and you will have a buffet line the birds won't be able to resist. Given the layout of the property, there is enough room to dedicate a refuge for the birds or rotate shooting pools to reduce the amount of pressure you put on the birds.
Mickey Heitmeyer of Greenbrier Wetland Services performed research on the property and has provided a pointed evaluation of wetland management potential for the property. The evaluation gives advice on how to manage the property based on topography, soil types, historic hydrology and wetland vegetation. This information will be invaluable for the new owners moving forward. This information is also available upon request.
The property also has one acre carved out of WRP to allow a building site with a view that overlooks the majority of the property adjacent lands. The sunset backdrop is something waterfowlers dream about, giving you the perfect place to end the day and enjoy dinner or a cocktail. All of the habitat and hunting development has already been completed, this property is ready to hunt this fall. Properties like this don't come along often, this property is priced to sell, don't miss your chance.
