To the East are open lot with shades. The pen farthest South contains 125 holes for milk cows. The other three pens combined contain 235 holes.

One 60 HP ag well approximately 260 ft. deep plus a domestic well approximately 420 ft. deep for the house and barn. The ag well was redone in 2016 and the domestic well was drilled in 2011.

Property lies within the Kaweah Delta Water Conservation District.

The entire property is comprised of Grade 1 (Excellent) soils.

The Sustainable Ground Water Management Act (SGMA) passed in 2014 requiring groundwater basins to be sustainable by 2040. SGMA requires a Groundwater Sustainability Plan (GSP) by 2020.
