LAKE, SPRING, IRRIGATION AND TRINCHERA CREEK: Water rights to irrigate 75 acres are from a spring located off the property which feeds an eight acre lake on the upper portion of the ranch lying at approximately 7,170 feet elevation. Smaller holding ponds downhill are used to irrigate pastures in the middle of the ranch. These irrigated pastures can greatly enhance the carrying capacity of the ranch. The spring also provides water to the home and other buildings at the headquarters.
Trinchera creek also traverses over 2,960 feet of the eastern part of the ranch and is lined with cottonwoods and other trees.
HUNTING AND WILDLIFE: Located in GMU 57 the ranch has excellent elk hunting, along with mule deer, turkey and other wildlife. Bear and Mountain Lion are seen on the ranch. The sellers advise they have been permitted 4 bull elk and 4 cow per year historically but currently have unlimited land owner elk tags. The water features of the ranch could be used to develop some excellent fishing with a little effort.
EQUINE AND OTHER IMPROVEMENTS: Horse facilities include a 200 X 90 indoor arena, an 18 stall horse barn complete with a nice living and office area, good shop/storage building, manufactured home and three one bedroom cabins. A grass landing strip of approximately 2,200 feet is also located at the headquarters. These improvements were all constructed approximately in 1999 or later.
TERRAIN: Trinchera Creek ranch features dramatic changes in elevation from 7,600 feet along the north wall of Johnson Mesa down to 6,200 feet at the lowest point on the ranch. A panoramic view of the Colorado plains is on display from the upper elevations along with a view of the entire ranch stretching to the north. The middle portion of the ranch contains open meadows that can be irrigated with water from the spring fed lake. Trees include Ponderosa, Pinon, Aspen, cedar, Cottonwoods along the creek and a variety of others. Lower elevations of the ranch are gently rolling to rolling towards Trinchera Creek.
IN CONCLUSION: The Trinchera Creek Ranch encompasses all that which makes an exceptional property. With excellent hunting, fishing, cattle ranching, equine facilities and recreational activities, this ranch makes it all the easier to take a day working the land or simply enjoying Gods creation from the deck of the log home or the banks of the spring fed lake.
