Typical wildlife of Smith County should be abundant here, with a mixed variety of forbs, shrubs, plants, and trees, creating abundant resources for the native game, including edge and transition areas common with uneven-aged timber management.

The elevations range from approximately 400 feet above MSL to 582 feet above MSL, creating multiple views and elevation features. The ranch is currently accessed by a curb cut off from the highway. New additional curb cuts will have to be approved to match TXDOT requirements.

The 161+ acres on the south side of the highway offers one big ridge on the western side and has a large area of flatter land in the eastern portion of the property. Prairie Creek drains the westerly portion of the ranch, and Jackson Creek drains the northeast portion.
