Typical wildlife of Smith County should be abundant here, with a mixed variety of forbs, shrubs, plants, and trees creating abundant resources for the native game, including edge and transition areas common with uneven-aged timber management.

The elevations range from approximately 400 feet above MSL to 582 feet above MSL, creating multiple views and elevation features. The ranch is currently accessed by a curb off the highway. New additional curb cuts will have to be approved to match TXDOT requirements.

The 296+ acres on the north side of the highway offer hills and valleys from corner to corner. Prairie Creek drains the westerly portion of the ranch, and Jackson Creek drains the northeast portion. While well-drained, the property has minimal floodplain with less than five acres lying within the 100-year Zone A designation per FEMA map sources.
