Fences: Fences are four and five strand barbed wire on metal and cedar posts. The west fence is new.

Utilities: Electricity is available at the gate at the Northeast corner.

Water: There are several springs in the draws, with one spring flowing at the time of this writing. There is also a stock tank, which needs some work on the dam. There is a water well near the gate that is approximately 80' deep and reportedly is capable of producing 6-8 GPM. The seller is having a new electric submersible pump installed.

Hunting: gThis area is known for very good hunting. The ranch is bordered on the North and West by large ranches that have been managed under the MLDP program for several years. Wildlife in the area includes whitetail deer, bobwhite quail, Rio Grande turkey, and feral hogs. Recently, several Aoudad have been spotted on this ranch and neighboring ranches.
