Water on the Maxwell Ranch is plentiful and includes a recently constructed pond that is over 2 acres, two stock tanks, and two functioning water wells- one being close to 40 GPM. There is also a Corix waterline located on the FM 581 frontage that could be accessed as well.

WILDLIFE:

Wildlife is abundant, including whitetail, turkey, hogs, dove, waterfowl, and quail. It is common to see several deer driving the property and the ranch has not been hunted in several years.

IMPROVEMENTS:

Improvements include a Large Barn on the front of the property (approximately 60 x 65 ft.) with power and a water well nearby. The Maxwell is one of the most diverse ranches in the area with varied topography including a sizable hill on the Western portion of the property as well as a large ridge/hilltop on the back of the property. Views in several areas are breathtaking and the diversity of habitat is truly incredible, with big topographical features, hardwood bottoms, rolling pastures, and beautiful Burr Oak, Live Oak, Spanish Oak, Elm tree and more. A significant portion of the property has been improved and cleared of cedar and other brush, grass is prolific and soils are strong.
