The Grove is 521 acres. Historically, much of the ranch was cultivated for cotton; however, it has not been farmed in over 35 years. There is variety across the landscape in both the size and density of brush. Some areas are open and could easily be made into food plots in addition to areas of thick brush and even some shinnery stands. There is approximately 40of elevation change throughout the property with rolling topography and old field terraces. The Grove is very accessible with the variety in brush density. There are several groups of large oak trees where the property transitions to shinnery and a strip of elms and hackberry in a shallow draw.
WATER
The ranch has 2 wells that have not been used in many years. There is a pond that was maintained by one of the wells near the farm to market road frontage.
IMPROVEMENTS
There are no building improvements of value. The fencing around the acreage is variablesome newer all metal 5 strand barbed wire, areas with no fencing and parts with old fence.
WILDLIFE
Wildlife that inhabit the area are white-tailed deer, mule deer, feral hogs, Rio Grande turkeys, as well as mourning doves with occasional white winged doves, bobwhite quail, coyotes, bobcats, and various other varmints. Kent County can produce quality deer and shinnery oak country is some of the best habitat. The property has not been leased for hunting and lightly hunted by family throughout the years. There is a large acreage neighbor to the west.
