The ranch is fenced into three pastures with fences ranging from four-strand, barbed wire with cedar posts in average condition to new, five-strand, barbed wire with steel posts.

Improvements at the headquarters consists of the owners home which is a nice double-wide, manufactured home with cedar fencing, an older built-on-site home presently in use for storage, a large open-front, steel shed for vehicle, machinery and hay storage together with a set of steel pipe working pens equipped with a squeeze chute and a loading/unloading chute.

The main headquarters is located in the southwest part of the ranch with a second headquarters consisting of a single-wide, manufactured home for employee housing and a second set of steel pipe working pens equipped with a squeeze chute and a permanent loading/unloading chute.

Hunting in the area consists of Mule Deer and Antelope (four permits go with the ranch).

This open, rolling Grama Grass country is a good home for cattle and will be easy to work!
