Wildlife: The land is a habitat haven for whitetail, turkey, and hogs, all evidenced by game camera pictures. Intentional wildlife management has taken place on the ranch over the last four years under the direct supervision of wildlife biologists and supplemental protein has been a year-round staple to hold and grow the number and quality of whitetail and other game on the ranch. The ranch hunts big, with tons of cover, winding creek bottoms, and numerous stands, food plots, and feeder setups in place.
Water: With nearly 3,000 feet of Crooked Creek winding through the property and atleast three other good ponds, water for the wildlife is abundant and scattered across the layout. The largest pond is close to an acre in size and is stocked with fish. A water well is in place with submersible pump at the front of the property servicing the shop and game cleaning area.
Improvements: The improvements over the years are most notably land related, with aesthetic brush work consisting of an attractive entrance, a beautiful front pasture at the camp, and an excellent trail system built with a dozer throughout the ranch that allows access and enjoyment to most of the ranch. There is electricity and water at the front camp which is immediately ready for a permanent structure if the new owner decides to do so. There is a shed with both lockable storage and covered parking for tractor and implements.
