Land: The ranch boasts phenomenal topography and a variety of habitat for the region creating a wonderful combination recreational and cattle ranch. Crockery Creek and a couple different offshoots of it wind through the middle of the ranch creating beautiful hardwood lined bottoms and excellent pasture. As you enter the ranch from the main entrance the topography gently rolls through the bottoms while eventually sloping upward leading to the main headquarters located on one of the highest points in the area with views for miles in all directions. The habitat and cover are fantastic for the wildlife with the soils along the creek bottoms easily supporting strong food plots to further enhance the wildlife habitat if desired. There are a couple ponds, with the largest being a beautiful 2-3 acre lake that has been reported to have fish.
Water: Crockery Creek winds throughout the ranch with a 2-3 acre lake on the south end of the ranch. The groundwater in this particular area is supposed to be a strong positive for this ranch, with the city of Lipan drilling water wells on a neighboring tract capable of producing 80+gpm. There are 4 known water wells on this ranch that have supported the structural improvements in the past with one that was used to support the surface ponds to help maintain water levels during dry spells. The current condition of the wells is not known.
Improvements: Structural improvements consist of a main ranch house, hunters cabin, and two good barns. There is a good gravel entrance road leading to the main house, good fencing in place, and plenty of cross-fenced pastures making it easy for cattle movement and grazing rotations. There is also a set of high quality working pens on a concrete slab. *Please note, the ranch house and hunters cabin have not been lived in for a number of years and will have deferred maintenance requiring work to be lived in.
