Land: The ranch offers an incredibly diverse landscape with an abundance of appealing features. The Northern portion of the ranch has a gently rolling landscape that is made up of excellent surface ponds/lakes, native brush, and a good balance of tillable acreage serviced by pivot irrigation. The ranch gently slopes from North to South eventually leading to dramatic bluffs, creating unmatched scenic overlooks of the Brazos River bottom and the southern portion of the ranch. The large canyon on the southern portion the ranch truly offers tremendous complementary features, with this acreage exemplified by towering ancient hardwoods lining Wilson Creek that winds throughout, eventually leading to the Brazos River on the Southern boundary. Interesting history on the ranch is it is reported to be formerly owned by the Church family, founders of Churchs chicken.
Water: With nearly 900ft of Brazos River frontage, multiple surface ponds/lakes, and Wilson Creek winding through the ranch, the surface water on the ranch is excellent. The largest lake is a beautiful 7-acre +/- lake stocked with bass located near the center of the ranch. There is quite a bit of runoff from surrounding ranches that finds its way to this ranch and the system of creeks and lakes help retain a good amount of surface water for use on the ranch. Additionally, some of the tillable acreage is serviced by pivot irrigation that pumps water out of the lake when needed.
Improvements: There is an existing ranch house overlooking the main lake that is 1,829 sqft with 3 bedrooms/2 bathrooms. Next to the house is a sheet metal barn on concrete slab utilized for hay and storage and surrounded by 5 rail pipe fencing. Additionally, there is a second barn that is a 40 x 30 with 300 sqft of enclosed office area.
Wildlife/Hunting: The recreational appeal for the wildlife on the ranch is one of its strongest features. The diversity of habitat, cover, and water found on the ranch are textbook for holding and growing excellent wildlife. Whitetail, turkey, dove, and hogs are in abundance. Bass fishing has been reported to be excellent in the main lake and it holds good numbers of waterfowl in the winter months. Thick and mature habitat, abundance of surface water, and good-sized neighbors all combine to enhance the wildlife and hunting opportunities.
