The Ranch
The 101 Ranch is more than land, horses, or cattle. It is a place where family, heritage and friendships can be born, established and nurtured. The location also affords the new ownership privacy, seclusion and convenience of the nearby Stockton Lake and Springfield, MO. The long, secluded drive greets you with large open rolling pastures composed of Blue Stem, Orchard Grass, Fescue, Red-White and Hops Clovers which are currently home to 400 head of cattle. Additional established warm-season grasses can be found making up the balance of the propertys pastures.
Water sources for livestock are excellent. The ranch has three springs, a 3-acre lake, a 1.5-acre lake and 2 ponds. Every enclosed pasture has a water supply. Working pens include a 160 round, a 140 x 140 enclosed wood with sand and tower and an additional 30 x 30. Barns include a 54 x 244 Blue building which serves as a machine shed and indoor cattle working facility, a 36 x 96 horse barn with stalls built in 2005, a 42 x 48 livestock barn and a 14 x 28 loafing shed. There are 8 miles of new 6 strand barbwire fencing. The timbered areas are home to a multitude of large and small game animals including mature whitetails and turkeys.
The Custom Home
Located on Tract 14, the heart of the ranch resides a beautiful 5,000 sq/ft 4 bedroom 3 bath custom-built home with breathtaking views from the ridgetop. The home features three finished levels. The main floor includes an open living area with fireplace, custom kitchen with hardwood cabinets and granite countertops, eating area which leads out to a sunroom, a formal dining area, master bedroom/ensuite with whirlpool tub, and an additional bath with laundry area. The upstairs has 2 bedrooms and 1 full bath. The finished basement includes a large living area, bedroom, bathroom, and an additional laundry area. When constructed the builder used only #1 and #2 grade lumber and plywood for boxing. The walls are 2 X 6 and insulated with closed cell foam. Electricity is supplied by two sources, $40,000 worth of solar panels and Ozark Electric. Heating is gas. The 600 foot well supplies water to house and structures.
Tract 14 also includes an indoor cattle facility, working pens, livestock barn, machine shed, horse barn and 167+/- acres of gorgeous rolling pasture and timber draws.
Located on Tract 13 is a smaller home that could be renovated into a guest house or ranch hands quarters.
