The tract has 30 year-old Douglas-fir and western hemlock with estimated volume of 1,028 MBFand site index of 120. Projected ten year growth is 1.6 million board feet, providing both significant asset growth and cash flow. Two thirds is western hemlock and the balance Douglas-fir. Miners Creek bisects the southeast section of the tract.
The Douglas-fir Site Index is 108. A DNR road from Salton Basin Road provides access to the western portion.
