This exquisite ranch is in the Powderhorn Valley and boasts unsurpassed beauty and privacy! The ranch is located at the end of a county maintained, all-season road with no other public access off of County Road 30 in Gunnison County. The ranch includes 240 (+/-) acres, of which 120 (+/-) are irrigated, with two rustic cabins as well. Powderhorn Creek runs through a portion of the ranch and a small pond is fed by a thermal spring. Water and water rights are both attributes to the ranch with 10 (+/-) cfs of water. The back portion of the ranch consists of large old growth Pine and Aspen groves backed into a very private section of BLM lands, which then backs into the 64,000 (+/-) acre Powderhorn Wilderness Area. This Wilderness Area is on the northern fringe of the San Juan Mountains. Few other areas in Colorado give rise to an equivalent sense of vastness, for the 13,000 foot plateaus afford panoramic views of the San Juan, Elk and Sawatch ranges. Trophy class Elk and Mule Deer find this habitat to their liking and several hundred of both roam the area. The front portion of the ranch is mainly hay meadow with big views into this Powderhorn Wilderness. It is planted with Timothy, Broam, Clover and Alfalfa. Historically the hay production is between 100 to 180 tons per year.
