Star Gazer Ranch
This 742 acres M/L sits only approximately one mile off Highway 70 about halfway between Crowell and Paducah. Big ranch country is nearby meaning few roads and unmolested game. Plentiful tracks suggest a healthy supply of deer (both whitetail and mule deer), but one should expect dove, quail, and predators such as bobcat, coyote, and maybe a big cat or two now and then. Almost half of this place was previously cultivated and was planted to Old World Bluestem when it went into CRP. The CRP contracts have run their course, so one is free to graze the grass now. The grass, all of it, has been rested a long, long while so that it is thick and tall. Junifer and mesquite dot the formerly cultivated areas, which those same species are moderate to heavy in the areas of permanent pasture. The fences range from only fair to very good. Junifer and mesquite dot the formerly cultivated areas, which those same species are moderate to heavy in the areas of permanent pasture. The fences range from only fair to very good. It wouldnt take too much to have them ready for a cow/calf operation. If youre drawn to open spaces and nights lighted almost solely by the moon and stars, this is your place. The upper reaches of Talking John Creek are on Star Gazer Ranch making it a home for the game previously mentioned.
I dont know if this one will go to a rancher or a hunter because it has attributes for both uses. Ideally, someone will buy this place who wants some ranch income to help pay for the place but also finds pleasure and value in the obvious recreational aspects of the place. Ill leave that up to you.
