The ranch is accessed off of Farm to Market 500. Access to the property is fee simple and there is no easement to get onto the ranch.

Land:

Spring Creek Ranch is located in the southern most portion of the Cross-Timbers Eco Region in state. The Edwards Plateau Eco Region is also in the county of San Saba but is located further south. There is a variety of tree cover and native vegetation throughout the ranch that is ideal for both attractive native wildlife and developing a prosperous cattle heard. An abundance of Persimmon, Cat Claw, Bee Bush, and Algerita exist for deer to browse on. The primary soil on the ranch is Nocken-Callahan-Throck association, which is primarily a rangeland or woodland soil.

Water:

As with many ranches in Texas, the role water plays is key on this ranch. The ranch features nearly a half-mile of frontage on both sides of Spring Creek in the northwestern corner of the ranch. There are a total of 4 stock ponds on the property. The two larger stock ponds are both approximately 1.5 +/- AC in size. This is a significant sized body of water for the area. In addition to the creek and ponds on the property, there is a community water line that is located on the Farm to Market road at the south end of the ranch.

Terrain/Topography:

Elevation ranges from approximately 1,450 +/- feet above sea level in the southeastern corner of the ranch to approximately 1,250 +/- feet above sea level in the northwest corner of the ranch along the banks of Spring Creek. It is fairly unique to have 200 +/- feet of elevation change and a very special attribute of the property.

Improvements:

The property is minimally improved. Perimeter fencing and cross-fencing exists on the ranch. There are gravel and rough-cut roads running throughout the property creating great access to all portions of the ranch. The ranch is a blank canvas for the most part, with several locations well suited for a lodge or main residence.

Recreation/Hunting:

This portion of the state is very well known for its native whitetail heard. This property has been well managed for several decades. Deer counts have been carefully observed to make sure that appropriate numbers have been taken off of the ranch annually.
