This ranch is comprised of approximately 6 different pastures. Some are currently in cultivation for oats or winter wheat, and some are in native grasses. The land has a beautiful roll sloping down toward the river. There are several large groups of hard woods in the lowest pasture as well as some tree cover in the southwestern most pasture. Majority of the property is open and cleared.

Water:

There is great surface water on this ranch, including a total of 7 stock tanks or ponds, as well as great frontage on the Red River. There are several water wells in the immediate area, however at this time there is not a well on this property.

Terrain/Topography:

Elevation ranges on this property from approximately 1,000 +/- feet above sea level on the western border of the property to approximately 810 +/- feet above sea level along the banks of the Red River.
