The ranch has historically been operated as a cow-calf ranching unit. The ranch has been owned and operated by the same family since the 1920s. Pride of ownership is evident given the overall condition of the ranch and facilities. The ranch includes three sections of TPLT lease. The native grass turf is in good condition over much of the ranch given timely moisture and a conservative stocking rate. The ranch has been rested, with no cattle on the ranch, for approximately two years. The topography is level to gently undulating. Mesquite is the primary brush, generally found in scattered concentrations throughout the ranch. There are scattered pockets of greasewood, generally found in the northern part of the ranch. Sand hills are found in the extreme western part of the ranch.

The Shoe Bar Ranch is fenced into seven main pastures and a trap encompassing the ranch headquarters. The fences are overall in fair to good condition. Fence construction is typical barbed wire on wood post and steel T-post.

Livestock water on the Shoe Bar Ranch is provided primarily by the Colorado River Municipal Water District water line, which extends through the central part of the ranch. The ranch has eight water taps, of which four are currently being used. Water wells, for livestock water, that are currently in use include two windmills and one well equipped with a submersible pump. Red Lake, in the northern part of the ranch, and King Lake, in the southern part of the ranch, are natural sources of livestock water after significant rain events.

The Shoe Bar Ranch is well improved for the day to day operation of the ranch. Structural improvements include a 2/2 main home, a 2/1 bunkhouse, metal shop, a good set of pipe pens and three-hopper overhead cake bin.

Like most ranches in the Permian Basin Region, oil production and related infrastructure are found on the ranch. However, most all of the production is in a concentrated area in the eastern part of the ranch. This leaves the majority of the ranch free of oil well and tank battery sites.

The Shoe Bar Ranch is located in an area considered to be one of the best for trophy mule deer. Also, given timely rains over the past year, the quail population has exploded. Other game species include dove, feral hogs and occasionally javalina are spotted.

Seldom does a quality ranch, mostly free of oil production, in close proximity to Midland/Odessa come on the market. Call for price. No minerals are available. As previously stated, the western side of the ranch is located in the Monahans area sandhills, known for quality frac sand. Also, there is one transmission line through the ranch and another proposed transmission line. Alternative energy, such as, wind and/or solar energy are possibilities for additional revenue sources for the ranch. A small royalty for both frac sand and alternative energy related revenue will be reserved by the sellers.
