This is a great property for the two-season hunter. While the land acres are the only elevation near a lake, it is the only land where deer can access a north/south travel route, effectively funneling all the deer down the west side of West Mud Lake.  The groomed trails provide access to the entire acreage, which also determines where the deer travel.  Scrapes from the fall and trails were abundant. This property hasn’t been logged in over 20 years so the trees are mature. The entire timer canopy consists of large cedar, hemlock, some hard maple and silver birch, attracting deer for wintering.  All the deer trails were fresh and currently still used. If you are a waterfowler, you would own approximately half of West Mud Lake and can enjoy your own private duck and goose blinds.  Evidence of the potential excellent goose hunting was obvious when walking the property, while flock after flock landed in the lake during my survey, and a layout boat was beached at a strategic access point on the shore. Tucked away with a right of way to the property from Rt. 83, this 33.7 acres is a secluded spot not accessible from any other point but your own right of way. Only 15 minutes south of Fredonia, it is located perfectly for a quick and easy access hunt.
