This really is a great piece of land with breathtaking views clear into the next county. Sitting above the river bottom crop fields that deer use destination plots but return here for bedding. This farm has been under a strict management program for the last 5 years as well as a grazing program to improve the native grasses partnering with the neighbor. There's a lot of diversity throughout the property and it's different than the neighboring ground around it. There is enough grass to run enough cattle to make a little money, but there is also plenty of cover for wildlife. The quail numbers have really picked up the last 2 years. There are turkeys, coyotes, and anything else a person would want to hunt besides good deer. This property should be at its prime for deer hunting for at least the next 3 years. Seller has managed this place for quality deer the 5 years hes owned it, only taking 3 bucks off the farm. The number of quality bucks has finally gotten to the point where someone should have a good shot at a buck over 150", and there should be at least 3 bucks even larger than that this fall. A large number of 2 1/2 to 3 1/2 year old bucks ranging in the mid 120s to 130s were on the farm last fall, with the mild winter and good spring they should be on route to put on 10-15 inches this year at least. The other great thing about this property is that it's seclusion, and there is not much hunting pressure from the neighbors. Light traffic to the south and west for the past 3 years. This has allowed the deer numbers and quality to really jump up over the past 5 years. The doe to buck ration is about 3:1. There are big grain fields about 1/4 mile north as well as 1/2 mile east. The deer feed there at night and come back and bed and hit the food plots on here in the morning as well as the early evening. During one walk through the north half of the property in early December, the Seller counted 24 does and fawns, as well as 9 bucks. There are a lot of heavily used trails running through the north
side. Whoever buys it will reap the rewards of a potential to harvest a really nice buck over the next several years. It should only get better with a continued management system.
