This is an all-around excellent property! The property already has a great hunting shack/cabin off of the road about 500 feet which gives it a nice secluded feel. The sellers had a recent cut done and I flushed some grouse on the edge of this cut. During the next couple of years, this cut will be excellent for deer browse and bedding. Right now I saw several deer beds out in various spots in that cut. It will also be excellent for woodcock from now until it gets to about 8-9 years old then it will be excellent for grouse for a few years after that. The owners left a much larger portion of the timber on the land through which is even better for someone else to capitalize on the timber value at a later date. As well as the value of having a more diverse habitat for all games on the property now. Also what I noticed about the timber on this property is some areas were thicker cover than others. It was like areas that were super dense with added ground cover with taller natural grasses mixed in creating awesome bedding areas! I saw several areas like this and each time saw more deer signs around them than the rest of the timbered areas. A person could map those spots out and really utilize them as deer bedding areas to stay out of and also set up for deer to come from. Getting back to the cabin it has two bedrooms, a living room area, and a kitchen/dining area and has a woodstove in the living room area. I could see planting a couple of food plots right by the shack as well and picking off a deer or two if you had that aging hunter in the group who might want to go too far back in the woods anymore. There’s a beaver pond along the southern edge that comes up into the property a smidge and pushes the deer right between the cabin and the pond. A food plot right in the backyard of the cabin would likely be an unexpected hotspot. The property also borders public land to the north border and also across the road to the east these would be excellent spots to hunt deer, bear, and grouse also. Or send some of the overflows if you had a larger group of hunters one year or the next. All in all, this is an excellent chunk of ground with a ton of potential. Call for your private showing today!
