Five food plots are already in place 2.3, 2.2, 1.6, 1.5, and 0.6 ac in size. The owner has used them to grow wheat for winter wildlife grazing, but intends to put in summer food plots for the birds this year too. Five tower blinds, a tri-pod stand, and five spin feeders are in place as well and will transfer at closing. If you like to bow hunt, there are densely wooded areas where ground blinds could be put up.
Other big game includes feral hog, mountain lion, bobcat, and coyote. Migratory birds, such as dove and sandhill crane, make their way to the ranch. Bobwhite quail, Rio Grande turkey, and even prairie chicken can be found here as well. Overall, this place is loaded with wildlife and will provide year around sport and recreation!
TERRAIN:
This ranch has several big canyons running across it, with multiple smaller draws. These draws are part of the South Wichita River drainage, which runs just a couple miles south of the property. Its quite a view to sit on the edge and see the valley open up before you. Most of the bluff ridges are 40-60 steep. The natural lay of the land allows for some great exploring, by either foot or horseback. Some of the roads are made for a pickup truck, and some are designed just for ATVs.
The vegetation is mainly cedar breaks and native range grasses. Mesquite flats and scattered hackberries add to the landscape cover. Two water tanks are located on the ranch; one holds water very well, and the other needs to be dug back out as it is silted in.
IMPROVEMENTS:
The property has a half mile frontage on the east side on FM 267, a paved road. The deer camp is located not too far off of the road, up high on a hill. At the camp, the owner has built a new trailer pad, with a metal covering over a concrete slab, put a 20 storage building on site, and built a rain water collection system. (There is no city water nearby and no ground water for a well, so collecting rain water or hauling in water is your only option.) This trailer pad could easily be completed into a ranch lodge, by completing the walls and finishing the interior. The owner has been using the built-in generator in his trailer for electricity. Nearest public utilities are over three miles away, and so it is not very cost effective to run them to the deer camp. Another option would be to set up a larger on-site generator or a wind turbine.
Additionally, a small two room cabin is on site, with a covered porch and deer cleaning station. A 600 yard shooting range is set up too, with the capability to extend to 1000 years, if desired.
Annual property taxes are only $220, with the wildlife exemption currently in place!
