The terrain and topography varies considerably from north to south and east to west. There are a few bare sand dunes, but most of the hills maintain a healthy cover of various grasses, cover and forage, great for wildlife and cattle. There are large stretches of grassland nestled between the hills as well as fields typically used for wildlife food plots and/ or grazing production. The river flats and riverbed itself add yet another level of diversity. All of these features, coupled with the extensive water resources, differentiate the Sandhill Ranch from any other and sustain its diverse species of wildlife.

Situated near the town of Estelline in Hall County, Texas, just 200 miles from the DFW area and 100 miles from Amarillo. Have a plane? There are a number of locations on the ranch to place a landing strip or, simply land at the Childress Municipal Airport (KCDS), less than 20 miles away.

- The Sandhill Ranch is situated atop the Seymour Aquifer and features 17 Water Wells (Electric, Solar & Wind) and numerous surface water tanks.

- All 19 miles of perimeter fence and more than 16 miles of interior/ cross fence are in great condition. A 2.5 mile cattle alley runs from the ranch headquarters to working pens in bottom pasture. Hydraulic chutes are present in both locations!

- The Lodge boasts 6 private king en-suites, 8 full baths, 2 bunk rooms, and a kitchen w/ commercial appliances separated from the living area by a covered outdoor seating area. Also an attached 75'x30' covered parking area.

- The recently remodeled foreman/ guest house has 3 beds, 2 baths, and 2 living areas.

- The 7,600 SF workshop/ barn features an office, 2 full baths, and extensive corrals, working pens & hydraulic chute. Bird dogs have there own accommodations in the 9 covered kennels plumbed with water.

- Additional outbuildings include an 8,000 SF hay barn and 1,800 SF equipment shed.

- Numerous hunting blinds, corn & protein deer feeders, quail feeders, and turkey feeders are strategically spaced throughout the ranch.
