The property is located in one of the most popular and fastest-growing regions of Texas, making it an excellent investment. Mine the sand now and after reclamation have one of the most beautiful farms or development areas remaining in North Texas. The land has great native pasture on sandy loam soil, which is currently used for cattle grazing. It also offers excellent farmland that is utilized for dry crop soybean, wheat, and hay production with past crops including oats and corn. Crops have been irrigated using water resources located on the property.

As mentioned, the property has huge deposits of high-quality sand, which include the following types of aggregate products for mining:

Concrete Sand - high grade which allows product to be blended with fine sand allowing for higher production numbers

Select Field Sand - higher grade quality

Gravel Aggregate - ranging in size from pea gravel to 2'' road rock

Fine Sand - utilized to blend with high grade concrete sand/ or used as masonry sand - this sand may also have the potential to be used for golf and sports turf aggregates

There are few rare natural deposits where you can find this quality of sand. Although historically, the mining on this property has been primarily for concrete sand, these deposits have the potential to be classified for other uses. These uses might include golf course sand for bunker sand, top dressing sand, or divot tee mixes. It might also be used for fill sand, equestrian arena sand, mason sand, backfill sand, and/or volleyball sand.

Ingress and egress are available on the north side of the property on FM 1753. This access was rebuilt recently to specifications required to handle semi sand and rock haulers. This enables products to be transported easily to the DFW metroplex, local building project sites, as well as Oklahoma building sites. The property also has access on the south property line via County Road 1430.

There is abundant water on the property including 2 wells 52' deep that currently generate 300 gallons/minute each. If more water production is needed, larger casings and larger pumps can be placed in each well. There are two wells that have been removed that could easily be redrilled and pumps inserted that would yield good production. On the south side of the property, a rural water district line is available. Additionally, the property is well-watered with a large lake and multiple ponds.

There is electricity available throughout the property including Fannin County Electric Coop providing service on the south side, west side, and middle of the property. On the north side and east side, electricity is available through a hookup via TXU.

Currently, private owner hunting is enjoyed with abundant hogs, deer, ducks, and dove harvested. A Fannin County Texas non-typical buck was harvested on the property by a family member. In the past, a Texas Commercial Hunting Operation was conducted on site for quail, pheasant, and chukar. Wolf Creek runs through the southwest corner of the property providing food and cover for wildlife. The property also has a large, wooded area along the south property line providing additional cover and habitat.
