San Juan River Ranch Overlook has been used for years as a great getaway ranch to sit, soak up that beautiful river, and enjoy all its recreational offerings. The fishing is amazing on the San Juan River and access is only a few miles away from the property. The river holds monster Rainbow and Brown trout, which are plentiful due to the limited public access. The San Juan River begins in Archuleta County, Colorado at the confluence of its East and West Forks. Both forks originate above elevations of 10,000 feet in the eastern San Juan Mountains in the San Juan National Forest. The river flows southwest through the foothills of the Rocky Mountains through the town of Pagosa Springs and reaches the Navajo Lake Reservoir just north of the New Mexico border. The San Juan River is a tributary of the Colorado River.

The 206 acres are in GMU 771 and are well known for potential trophy elk and Mule deer. The ranch holds great habitat for deer and elk, the flat land off the river rolls back into the steep cliffs and open meadows with ample water supply. Unit 771 boasts great feed and cover for the growing herds in the unit. The ranch backs up to 122,000 acres of UTE tribal ground. Unit 771 offers over-the-counter elk tags for archery, 2nd, and 3rd season rifle permits, and since the ranch consists of over 160 acres, you'd qualify for landowner tags.

The Ranch currently has no improvements but offers beautiful building sites to construct that perfect mountain cabin.
