The contiguous +/-412 acres is bordered on 3-sides by BLM. So while your access is private, you can walk off this property and onto literally hundreds of thousands of acres of breathtaking public land. This land's gentle slope is generally to the Southwest, so not only do you get a ton of sun to help the grass grow tall, you get unobstructed, almost endless views. Throughout the ranch, there is a good road system that includes numerous dams and culverts over the drainages that intermittently flow with water. In addition, there are good numbers of Mule Deer, Black Bear, and various small game species that share this land with the monster Elk that call this ranch home. While there's no doubt Bull Elk tags are hard to come by, this land has qualified for the Landowner Preference Program in the past, which is a shortcut to being able to hunt this highly sought-after game management unit. It should also be noted that the trophy caliber Mule Deer in this unit are no joke either. Going back a million years, this has always been the land of giants!
*To further clarify, Unit 10 is truly a trophy unit and Colorado Parks & Wildlife manages it as such. This unit only has one Rifle Bull Elk season and drawing that tag averages 22 - 27 preference points in order to do so. While this property is enrolled in the Landowner Preference Program, one should only expect to draw a Bull Elk tag every 5-10 years (depending on whether you apply for a Private Land Only versus a Unit Wide tag). While Mule Deer Buck tags are somewhat easier to draw, this is still considered a trophy unit for those as well and one should expect only a somewhat lower number of points to draw a Buck tag. That all being said, Cow Elk Tags are "B" tags in this unit and are able to be drawn on a regular basis. This allows one to hunt cow elk, as well as apply / hunt their "A" tag in the same year.
In addition to the hunting and wildlife on the ranch, there are numerous other recreational opportunities available to this property's next lucky owner. Whether you prefer Jeeping, ATV'ing, or snowmobiling, there are miles and of miles of roads and trails for you to explore.
