The income varies due to how much they produce. The current lease is due to be renewed in 2027. The sellers are conveying all the wind rights and royalties associated with the wind energy on the ranch. They are expected to upgrade the entire wind farm and renegotiate the lease in 2027, so the buyer will have full royalties and rights to negotiate the new lease.
Cattle grazing lease is a cash lease that pays $3,500 annually. Hunting lease pays $2,500 annually. Both the Grazing Lessee and the Hunting Lessee are prepared to continue the lease or terminate their leases when the ranch sells. Both Lessee's have been there for 20 plus years and are good tenants.
So currently the ranch brings in $9,000 to $10,000 from the Turbines, $3,500 from the grazing lease and $2,500 from the hunting lease. Totaling $15,000 annually.
Terrain: The ranch has great diversity. There are sections that have been grubbed to manage the brush next to areas that are thick with Cedar and Mesquite creating a great mix of heavy cover and semi-open areas for good huntability. The topography is truly one of the great aspects to the ranch. There is 400 feet of elevation change from the top of the hills on the west side of the ranch to flat cultivated fields in the Southeast corner. There are three distinct rugged valleys in between the two hills that have the turbines creating endless opportunities to put up deer blinds and feeders with long range shots. West side of the ranch provides endless views with an endless supply of ATV trails and Excellent hunting. Vegetation: Tree cover consists mainly of mesquite, cedar, shinnery oak, and chinaberry. There is a healthy supply of forbes, browse, and cactus species including prickly pear, narrow leaf yucca, lote bush, and ephedra. Native grasses of Bluesteam, switchgrass, Texas winter grass, and other native grasses.
Cultivation: The ranch currently has 65 acres in cultivation that the Grass Lessee plants in Haygrazer for grazing.
Wildlife: Whitetail deer, Turkey, Quail, Dove, and Hogs
Fencing: The North Side has all new fences with goat wire. The other three perimeter fences are older but in good condition. The interior fences are in poor condition. There are new fences and gates along the pipeline easements in the Northeast corner.
Easements: The Northeast corner has several buried Pipeline easements and three overhead electrical Transmission lines. There is another set of transmission lines in the middle of the ranch running North to South that go to a Smaller Substation located on the South Fence Line. The South Trent Wind Farm has access to the substation along the South Fence line from Adrian Road where they have a maintenance building and a small office. This access, substation, and buildings are fenced off and maintained by the Trent Wind Farm.
Minerals: No Minerals are owned and there is no current mineral lease and no active oil & gas production.
School district is Trent ISD
2021 Taxes $6,741.45 annually. The property is agriculturally exempt. The bulk of the taxes are on the three homes.
