The topography of this fine ranch ranges from rolling to broken with elevations from 2,680 to 3,000 feet MSL. The ranch is a combination of rolling upland grassland prairie and breaks. Approximately 30% to 40% of the ranch is characterized as breaks country. The rolling uplands are open with an excellent turf of native grasses. Several draws and seasonal creeks traverse and head on the ranch, draining the upland country. The most prominent drainage on the ranch is Horse Creek. Water Features:

Livestock water is provided by approximately 17 windmills, plus two wells equipped solar pumps and one additional well equipped with an electric submersible pump. The wells range in depth from approximately 200 to 300 feet, for the wells in the bottoms, and 600 feet, for the wells on the elevated uplands. Surface water features include numerous earthen tanks, spring, seasonal creeks and draws. The dirt tanks catch runoff and aid in erosion controll. These tanks are not reliable for year around sources of water, and the ranch is not dependent on tank water.

Like most ranches in Roberts County, the commercial water rights are owned by the Canadian River Municipal Water Authority. There are protections in place for the security of domestic and livestock water on the ranch for future generations.

Structural Improvements:

The ranch is well improved for the day to day operations. Structural improvements have been well maintained. The headquarter improvements include the following a manager's house, guest house, horse barn, equipment barn, hay shed and loafing sheds. The main barns were all constructed after the March 2006 fire.

There are two sets of pipe pens. The shipping pens, at the headquarters, are excellent and include a hydraulic chute.

Recreation:

Along with its scenic views and outstanding grazing, the ranch offers trophy pronghorn antelope and mule deer.
