The western side of the hill is mostly flat with thick mesquite trees. To the east of the hill, the land opens up to a wide valley that drains water to Big Cleveland Creek. Both the north and south ridges of the valley are on the ranch, and great views can be had from either side. A second valley runs on the south side of the ranch that has some great scouting points for predator calling.

Oaks grow along the ridges and in the bottoms of the valleys. Mesquites are predominant in the top flat pastures. Native grasses and plum thickets create ground cover, with minimal prickly pear.

HUNTING:

The property has been leased in the past and has excellent hunting for whitetails and wild hogs. Several staging areas with feeders are in place at different ends of the ranch. The backside of the ranch, which is very private, has large neighbors: 1,341 acres on the south and 489 on the east. 50-100 acreages are on the west and north sides across the road.

SURFACE WATER:

A really nice pond is located on the north end, about a third of an acre large. A second smaller pond is on the west side in a fenced cattle trap. A slough on the north end backs up with water when it rains too.

In the valley are natural springs that comes up from the ground and create a marshy area, full of cattails. Per the owner, these springs have never gone dry. While this water isnt very usable right now, it could be dug out to build a great fishing tank, one that would have water year around.

IMPROVEMENTS:

The ranch doesnt have any buildings. Electricity is located on the east and west sides at the county roads. The property has two water wells, neither of which is currently being used. An old windmill sits over one on the east side, and in the middle of the big valley on the east side, a 2.5 ft. wide casing leads to water some 30 ft down. The owner doesnt know of the condition or functionality of either of these wells, but a buyer is welcome to have them inspected.

The perimeter is fenced, in good to fair condition. No cross fences are here to speak of, so the whole property is ran as one pasture. It would work better for an established cow herd and should be able to carry 25 head. An older set of working pens is in place too.

OIL & GAS:

The property has tank batteries on its east side. These tanks are surrounded by a small fenced off area that also has an old injection well and small office building from the oil & gas company. This is located right off the road, with its own gated entrance from the road. There is no active oil & gas production on the property. No mineral rights will be conveyed at closing.

EASEMENTS:

The main road running north to south through the property is also an oil lease easement to access other production on the properties to the south of the ranch. This easement isnt used much, is graveled and up kept well. A underground pipeline easement runs through part of the valley on the east side, and a set of electric transmission lines runs west to east on the far south side.

BROKER NOTES:

The RJW Brown Ranch would be a good property to high fence and develop as a hunting operation. Alternately, with all of its road frontage, it offers the investor the ability to subdivide into smaller tracts and resale. Jack County has seen an increase in value over the last few years, and there is a demand for smaller acreage tracts. The property has a new survey, effective 3/26/20 (see SURVEY PLAT in documents)
