The property is approximately 40% open space/pasture and 60% wooded with giant live oaks, huisache, native pecans, elm, cypress, and mesquite. There is over 100 feet of elevation change in the two-mile stretch from one side of the property to the other. A 45-acre hayfield with coastal Bermuda and some Johnson grass provides about 100 round bales of hay per cut.
