LOCATION: This solid, small ranch is located on the Colorado River a few miles west of US 283, in rural, northern McCulloch County, about 23 miles north of interesting Brady, the county seat and home of supplies, restaurants and shopping (super Wal Mart, etc.). San Angelo is about one hour west (hospital, big box stores) and Mason & Llano are about 45 minutes S and SE. This is about 2 hours from Austin, and 2.5 hours from San Antonio and Fort Worth.
The area is quiet, safe and remote, and consists mostly of medium sized to large working/recreational ranches and farms, with a fine dryland row crop farm across the county road from the property. The ranch is about one mile from pavement, and is accessed by a smooth, all-weather county maintained road. There are no small tracts in the immediate area.

WATER: The ranch fronts on the wide, deep Colorado River for about 3,000 feet. There are holes up to 8 deep in this area, and the river has not gone dry here since the 1950s. The stream features deep, long holes connected by noisy, gravelly riffles, and is loaded with catfish, bass and perch. Much of the river frontage is steep dirt bank, but there are several locations which provide easy wading or small boat/kayak access, including a bladed ramp that one could back a boat trailer onto. An area resident reports that an 80# catfish was harvested in this area, and there are consistent reports of cats in the 20# range.
Five dirt stock tanks provide supplemental water, and there is an outstanding site for about a 5 acre lake on a spring-fed, deep soil draw that is highly interesting. The property has a meter from the Millersview-Doole Water Supply in service, and there are no water wells on site. The ranch is in the Region F planning area of the Texas Water Development Board. LAND: The ranch has a 60 strip out to the county road, then opens up in width as one progresses to the north. Soils are mostly clay/loam, with some outcrops of gravel and limestone ledges. A natural valley bisects the ranch, featuring some of the best soils seen in the area. Several fields contain improved grasses, including coastal Bermuda, and a central field was planted in wheat in 2010, producing an excellent stand of dove/quail food.
The ranch has about 120 of elevation change from top to bottom, and there are a couple of nicely elevated potential homesites that could take in superb views of the surrounding countryside. A highly interesting, deep canyon feeds the river on the western edge of the ranch. This canyon seems to house some large whitetail deer, as well as hordes of Rio Grande turkey, and is deep and thick, almost impenetrable.
Larger vegetation is primarily mesquite, though there are some scattered oaks throughout, and huge oak/elm/pecan along the river. The river frontage consists of several tiers, and has been recently cleaned up, allowing stunning view paths thru the hardwoods to the river below.
Hunting is rated as very good for dove, deer, turkey and waterfowl, and fair for quail. Hog signs are not observed, and the roster of varmints includes raccoon, opossum, skunks, bobcats and rattlesnakes. One or two of the stock ponds appear to have fish, but the river is the main angling event here (until the big lake is constructed).
IMPROVEMENTS: Other than perimeter fencing (poor to good) and interior ranch roads, there are no improvements on the property. Electricity and water are readily available.
FINANCIAL/TITLE: Asking $2,350/acre, seller will provide current survey and basic title insurance, and mineral conveyance is negotiable. The property is located in the Lohn School District, and 2010 ag-exempt taxes are estimated at $360.
SUMMARY: There are few better hunting/ranching combos currently available for under $1M on a major river. This is an affordable, all-around hunting place that includes birds on the menu, and fish in the skillet. If you seek privacy and remote surroundings in which to indulge in outdoor recreation, with the Colorado River as a backdrop, it dont get much better than this.
