Land in the hills, with nicely sloped topography, and priced well! Land may have winter view of the city and mountains with some clearing. South facing with great sun, and just enough distance from town! Buying land in the hills and building means having warmer temperatures in the winter, earlier melting of snow, and above the ice fog! Close to hiking/biking/running trails. There is also a farm that is 3 houses down the street and the kids will deliver fresh eggs and veggies that you order. How great is that? Land is also located on a dead end street and that means less traffic. Should be able to have well water. Next door home has a well. Would suggest checking with a well driller to confirm.
