Regency 188 Ranch is located in the Cross Timbers region of Texas. Rainfall averages 30 per year, and temperatures average around 67 degrees. Cedar and other invasive brush are almost non-existent on this ranch. The ranch offers exceptional diversity of large mature Mesquite flats, Post oaks and Live oaks on the ridgelines, and large hardwood Elms along the river.
Hunting & Wildlife:
This area supports an abundance of wildlife including whitetail deer, Rio Grande turkey, small game, dove and other migratory game birds. While previewing the ranch we observed a nice mature whitetail buck, multiple doe and young bucks, a dozen Mallard ducks on the pond, coyote and dove.
Livestock:
The ranch is currently leased for cattle grazing and is capable of supporting six animal units. Based on local rates, the owner could expect to lease the grazing for $10 per acre.
Mineral Rights:
The sellers believe to own the mineral rights but are selling the surface rights only. Mineral rights will not convey. There is no known exploration or production in the area.
