Present Use: Fruit Packing/Cold Storage Facility. The total area of the packing facility is +/-42,240 sq. ft. The total cold storage area, inclusive of the machines and electrical rooms, totals +/-33,898 sq. ft. There is an +/-8,000 sq. ft. cold room that goes to 40 degrees. The clear height in the cold rooms is 25 feet and is is an ammonia based system. There are 5 shipping docks. The +/-29,540 sq. ft. canopy is 50% enclosed, with the balance of the area open on three sides. There is a fumigation room located west of the loading docks that is perfect for export products. The general office building encompasses +/-2,437 sq. ft. The converted office is +/-510 sq. ft., the guard shack is +/-100 sq. ft. and the gas pump shed and pump house are of +/-216 and +/-480 sq. ft.

Building Improvements: Freestanding general office building, a cold storage and packing facility, large partially enclosed canopy, converted office building, pump house for the water system, gas pump house now used for storage, and an enclosed (via chain link fencing) parking yard and guard shack.

Site Improvements: Compac Cherry Packing Line with electronic sorting installed in 2015. 20 lanes with Inline Hydro Cooler. 800 bins per day. Perimeter fencing around the property, asphalt/concrete paving, parking lot, wells, reservoirs both fire and runoff, and septic system. The main Rack Room can fit 840 pallets. For the pre-cooling, 48 pallets can fit. Storing pallets 1-high is 90 pallets. Storing pallets 2-high is 180 pallets.

Water: Water for the facility and fire system is supplied by one (1) 20 HP submersible pump and well connected to a large pressure tank estimated at 25,000 gallons and one fire suppression reservoir. It is reported that there is an adequate water supply to run the facility.

Soils: The soils consist entirely of Hanford fine sandy loam, 0-3% slopes; Class I. This is a well-drained soil. Available water capacity is medium to high. This soil is typical of the subject area and is adaptable to all of the crops generally grown in the local area.
