The 40x70 winery building was built in 2011. The tasting room portion boasts a gorgeous custom oak bar, two bathrooms, a large stone fireplace, gift shop area, and a display window looking into the gorgeous barrel and bottle storage room.

Outside, you will find the 10X40 covered patio with breathtaking views of the vineyard and the Gholson Creek valley beyond. A short distance from the patio, there is an additional seating area with a metal roof and wood-fired pizza oven.

Attached to the public tasting room, you will find the winery production facility with everything you need to continue producing award winning wines. In addition to the winery equipment, this space includes the aforementioned temperature-controlled barrel and bottle storage room with electric forklift, a 10 roll-up door, separate office, and full kitchen.

The studio apartment has a gourmet full kitchen, large double sink vanity in the full bathroom, and its own separate entrance and covered patio.

Additional Improvements:

Next to the winery facility, is the 14X20 winery storage building and a RV hookup. Beyond the barndominium, you will find a 20X20 lawn equipment storage building, a 30X24 carport, as well as a second RV hookup. A small gazebo, and vegetable garden round out the property.

Recreation

An 8-foot game fence encloses approximately 40+- acres of the property including the vineyard and all improvements and the pond with dock. This fence is designed to keep the hungry game out of the vineyard. Outside the game fence, you will find 40+- acres of recreational land with two game feeders and an additional pond. Whitetail deer as well as small game and a myriad of varmints can be seen roaming this land bordering the Gholson Creek valley.

Agriculture

Vineyard: 4+- acres of vines are in production in the vineyard. The vines include Shiraz, Pinot Grigio, Pinot Blanc, Tempranillo, Viognier, Ruby Cabernet, Grenache, and Mourvedre vinifera varieties. 2+- acres are being planted and expanded, and an additional acre is trellised and drip irrigated for expansion for a total of 8 acres under irrigation. Consult the aerial map for a detailed vineyard layout with the number of rows and vines per row. Note that some of the vines were lost over the past year and are being replaced and expanded, so the total number of vines is not exact.

Vineyard design: The southerly slope of the land is perfect for drainage and maximum sun exposure of the vines orientated in north-south positioned rows. The single sided, double cordon trellis system is an optimized design for the hot Texas climate. Two cordons, from the main trunk on which all leaves and canes are removed, are directed toward the north with one cordon on a lower wire and one cordon on an upper wire about 4? apart. This arrangement provides 1) good airflow from the usual southerly wind flow, 2) reduced heat buildup inside the canopy, and 3) also help in maintaining attachment of the vines to the trellis wire. In the hot climate it is important for leaves to have direct sun and grapes to be primarily shaded with some minimal amount of dappled sunlight. Winter pruning is performed with the objective of having the grapes grown on the top cordon on the east side, thus receiving the cooler morning sun. The lower cordon is pruned so that the grapes will grow on the western side of the trellis such that they have additional shade from the upper canopy and receive the hot afternoon sun. The canopy and trellis system results in premium quality grapes at a maximum production rate (dependent on weather circumstances and critters).

Water/Mineral Rights & Natural Resources

Mineral Estate:All owned mineral rights convey; seller believes 75% of mineral rights are owned.

Utilities: The water well produces 50 GPM at a depth of 385 feet from the Trinity aquifer. The home and winery building have water filtration systems in place. On-site septic handles the wastewater, and the electricity is provided by Hamilton County Electric Coop.

General Operations

The Red Wing Dove Winery and Vineyard is being offered completely turnkey. The sale will include all inventory, equipment and implements. A complete list is available of what will be conveyed with the sale.

The owners currently produce and bottle approximately 260+- cases of wine on site annually. Red Wing Dove wines are made exclusively from estate grown grapes when harvest allows. The wine is sold out of the tasting room as well as in local retail outlets and area convenience stores. Complete TABC records are available as well.

History

The small Inca dove was the inspiration for the name from the cinnamon red color underside of the wings which can be observed during flight hence the name Red Wing Dove. The vineyard is located in Hamilton County which incidentally is the Dove Capital of Texas.
